To whom it may concern, AttentiV Systems Group PLC is a leading developer and supplier of software to the financial services sector. We successfully floated on AIM in March 2004 and in May of this year were acquired by TietoEnator Group. AttentiV Systems employs just under 350 staff, operating out of four locations in the UK; at Congleton, Dunstable, Leeds and Sheffield. We have limited in-hour property expertise and decided to outsource this to the experts. In September 2004 we retained Cummings Commercial Chartered Surveyors to “audit” our properties. They inspected each property, reviewed legal documentation and reported with their views and recommendations. Cummings Commercial also provided a very useful summary schedule of key event dates such as lease expiries, break options, rent reviews etc. Cummings Commercial’s report acted as a catalyst in our re-organisation, focusing our business plans in terms of the acquisition of new offices and the disposal of existing offices in Dunstable and Leeds. They undertook a detailed space audit; relating property to our business plan, identified options to meet the brief and negotiated excellent terms for us. Cummings Commercial then co-ordinated architectural input on the space plan and designs, as well as input from the mechanical and electrical engineers prior to drawing up a detailed specification of works and having this competitively tendered. They adopted a totally hands-on approach to the project management to ensure our buildings were delivered on time and within budget. In addition to the above, Cummings Commercial marketed and sold our previous freehold in Leeds in excess of Book Valuation; negotiated favourable rent reviews on our Sheffield offices and progressed regear/surrender negotiations on three sublet properties in Wetherby.
